What you need before you start
- Updated tax registration document (Caderneta predial, from Portal das Finanças)
- Property registration certificate (Certidão de registo predial)
- Property floor plans (if available)
- Access to the property for the qualified surveyor visit
Step by step
Search for a qualified surveyor at www.sce.pt (Energy Certification System / Sistema de Certificação Energética)
Contact the surveyor and schedule the property visit
The surveyor inspects the property (insulation, windows, heating, etc.)
After the visit, the surveyor issues the energy certificate in the SCE system
The certificate is automatically registered with ADENE
Receive the digital certificate with the rating from A+ (most efficient) to F
The cost varies: approximately €50–€250 depending on the property type and location
The certificate is valid for 10 years and mandatory for selling or renting
